    Published on December 23, 2021 at 8:00 a.m.Eastern Standard Time.In 2021, the number of ZIP codes with a median sales price greater than $3 million doubled from the previous year.As the value of real estate continues to grow, some investors question if investing in increasingly costly places is worth the risk.In general, more expensive real estate leads in higher rents, but this does not necessarily translate into greater profits for real estate investors.

    Check out some of the most expensive neighborhoods in the country, as well as how well these pricey ZIP codes perform as a rental investment opportunity.

    The most expensive real estate in the United States

    Traditionally, California has been regarded as the nation’s most costly real estate market, with 38 of of the country’s top 50 most expensive ZIP codes located within its boundaries.New York comes in second place, with nine of the 50 ZIP codes being located there.The remaining 13 ZIP codes are dispersed around the country, including many cities such as Medina in Washington state, Gibson Island in Maryland, and Boston, among other locations.Getty Images is the source of this image.The most expensive ZIP code in the United States is 94027, which is located in the city of Atherton, California.

    The 02199 zip code in Boston is the second most costly, with an average price per square foot of $1,800.This upscale high-rise neighborhood, located just a few blocks from the Boston Common, gives the impression that the rest of the city is being offered at a bargain price.To put things in perspective, the average price per square foot in the surrounding ZIP code of 02118 in Boston is only $1,100.Fisher Island, located close off the coast of Miami, is in the similar situation.

    Although real estate in this small sanctuary of 33109 is priced at $2,000 per square foot on average, real estate just over the cut in Miami Beach, or 33139, is priced at roughly $577 per square foot, or nearly a fourth of the price.

    Do rental properties make sense in these ZIP codes?

    Look at a real-world illustration of prospective expenditures against rental revenue in one of these pricey ZIP codes.The ZIP code 02199 is projected to be the second most expensive market in the United States in 2021, and it is mostly comprised of high-end condominiums.The average sales price for a two-bedroom, two-bathroom condominium with 1,500 square feet is around $2.7 million.When combined with a 20 percent down payment and a 30-year fixed-rate mortgage at 4 percent, the monthly mortgage payment will be little more than $10,312, according to the mortgage calculator.Average rent for a comparable unit is $6,454, which is insufficient to cover the mortgage payment and other expenses.

    It’s one thing if the real estate you’re buying is something you’ll use as a vacation home once a year, or if it’s something you’ll use as a retirement home.This creates a situation in which you are more concerned with your own aspirations than with the numbers.If you have inherited a house in one of these elite neighborhoods and are just interested in generating passive income, it may make sense to maintain the property as a rental.Similarly, if you are in a position to acquire the property with cash or wish to use a 1031 exchange to avoid paying capital gains taxes, it may make financial sense to do so as well as possible.Additionally, if you are wanting to shift part of your money into real estate as a hedge against inflation or if you anticipate considerable appreciation, this investment may be a good choice for you.
